Even a good textbook knowledge of the Spanish language might not be enough to make you feel confident in your ability to deal as you search for real estate rentals or property for sale in Spain. As in any country, conversational Spanish varies from the formal textbook version. The best way to overcome the language barrier is to enlist the services of a bilingual, or multi-lingual, real estate agent.
A multi-lingual real estate agent will help avoid confusion as you deal with home sellers, landlords, lending institutions, home remodeling or repair crews – just about anyone you might have contact with during your purchase or rental of a home in Spain.
A multi-lingual agent that you can trust will become your best friend as you begin your search for living quarters in Spain. Keeping this “best friend” theory in mind, search for an agent you can identify with, someone who shares a similar interest or common bond, so that your working relationship will take on the feeling of a natural friendship.
Also make sure the agent you select is not only fluent in conversational and formal Spanish, but in your native language as well. Make some appointments, even if by telephone, to visit with prospective agents. Get to know them and how well they can verbally communicate with you.
Once you narrow down to a few of the best communicators, ask the agents if you can drop them an email if you have additional concerns. They will undoubtedly agree. Then, send an email note and wait for the response. Reading their writings will help you gauge their written skills in your native language, as well. Since renting or buying a home or timeshare in Spain requires substantial paper work (like it does in any country), both written and verbal skills will be important.
Don’t settle for an agent who does not quite live up to your criteria. If you sacrifice in the area of rapport, you will feel like you are not getting the best deal. If you sacrifice in the area of conversational skills, you might not get exactly what you understand you are supposed to get. If you sacrifice in the way of written skills, you might feel like you paid too much for your property or might not understand property boundaries or rights which could cause legal problems in the future. None of those sacrifices are worth the risk.
