If you have income from other rental properties and can show proof of that income, most lenders will figure that into your ability to repay.
Spanish mortgages have been on the rise over the past few years, though the trend has had occasional dips. According to some recent figures, nearly 150,000 homes in Spain are mortgaged. The majority of those loans are from Spanish savings banks as opposed to the traditional banks.

You’ll probably be asked to put some money down to secure the property while you seek funding. This is a common practice in the United States - the deposit is called “earnest money.” If you back out on the deal or fail to find financing, you lose the deposit. In Spain, the contract you sign may call for twice that amount if you should default on the deal for any reason.

You’ll find that there are many lenders in Spain that cater to the foreign investor, offering services that include translations, online transactions and the ability to communicate in a variety of languages.
